Building a Custom Home Takes Time & Planning

Find out Why Success Depends on Agreeing on a Budget

Your Custom Home Builder should be happy to work with you to develop an overall project budget. This takes honesty and competence on the Custom Home Builder's part. But it takes two to tango! You, the customer, should do your due diligence understanding what budget you are comfortable with and what you can afford. It is important for all parties - ...homeowner, builder, bank... - to make a commitment to stay on budget.

 Ancient Proverb: "Suppose one wants to build a tower. Will he not first sit down and estimate the cost to see how high he can afford?"


Here's how we would tackle your Budget Outline:

Step 1 - Cost of Land

This is straight forward! What will you spend to purchase a property? Well, we'll consult with you to help you purchase the property that's right for you:

  • We'll help you determine feasibility, determine any possible issues and areas were the seller should give money back (example: taxes, utilities)
  • Do you have a plan to purchase the property in a way that eliminates the risk for you, the buyer, by shifting it to the seller? We can share our "best practices" developed over 70 years in New Jersey land acquisition and help you identify areas where you need to protect yourself. Here are just a few to keep in mind: Zoning, testing, soils, wetlands, back taxes, and permitting


Step 2 - Cost of Improvements

You may already own your land, but usually this is the step we'll look at after you've chosen your land or home building site.

Here's what we'll look at to determine needed property improvements:

  • Are there any trees that need to be removed prior to building?
  • Do we need to import or export any dirt?
  • Will you require an extended driveway?
  • What is the cost of utilities, do we need to be aware of sidewalks, storm water management systems, and more?
  • Does your lot require any additional demolition?


Step 3 - Cost to Build Home

By now, we've had a few conversations and better understand your vision. Here's how we'll determine the price to build your custom home:

  • What type of home do you want us to build for you?
  • What features are a "must-have" (home office, mudroom, 3 car garage)?
  • What features are a "nice-to-have" (finished basement, sauna)?
    • The initial cost estimate will be refined as we continue to sit down and review your options and you come to a final decision of what you want your new custom home to look like
