Buying a Plot of Land in Hunterdon County

Before you can build a home in Hunterdon County, you've got to buy a plot of land where the home will be built. 1. What do you want in a home?

3. Ask questions 

In order to make a decision about a lot, you'll need information about the amenities, placement, what's in the area, and so on. Ask and learn the answers to the following questions:

  • Is there a sewer hookup?
  • Is it part of a subdivision?
  • If so, will there be (or are there) subdivision amenities? Restrictions?
  • Is there an HOA?
  • Is the tract located within the Hunterdon County city limits?

4. Consider Land Features

Size, shape, water features, topography: all of these factors affect what you can do with your land and whether you can accomplish your list of must-haves. If the lot you're considering is very large, exploring that lot could take quite a bit of effort. Take the time to walk around or drive around and get a sense for what the lot looks like from all sides.

5. Explore the Neighborhood

Drive around the neighborhood, walk the sidewalks, and explore the area around your potential plot of land. You'll learn a lot about what it would be like to live there just by seeing the neighborhood, introducing yourself to neighbors, and taking note of the businesses or services in the area.

If you work at a full-time job, drive to work one day starting at the lot. This will give you a sense of traffic patterns and how long you can expect to spend on the road every day.

6. Get it Inspected

Before you buy land, get a professional inspection. The inspector may assess environmental factors like soil quality, air quality, water quality and so on. While you're at it, have the property surveyed. This will be necessary before you build on the land anyway, and will help ensure that you know where the perimeter of the lot is located.

7. Know Your Options

There may be many lots available in Hunterdon County when you begin your search for a new home. Visit multiple possibilities before settling on the plot that's right for you. Each lot will have advantages and disadvantages, and weighing those factors can be a challenge.
